The property is located in the Var department, in the Provence-Alpes-Côte-d'Azur region, 15 minutes from Bandol and Sanary-sur-Mer, typical fishing ports from where you can reach the islands of Les Embiez and Bendor and the Cassis Calanques. Surrounded by lush vegetation, the "mas" (traditional farmhouse) enjoys a most peaceful setting with views over the Mediterranean Sea and the neighbouring mountains.
Toulon TGV high-speed train station can be reached in 30 minutes, the A50 motorway in 15 minutes, Le Castellet airfield in 20 minutes and Marseille international airport in around 1 hour.
From the village to which the property belongs, the road winds through the vineyards for approx. 3km before turning into a well-maintained track of roughly 400m. There are two entrances to the grounds of the property. The first is via a stately wrought iron gate opening onto a long gravel driveway that leads up to the house, along a wide "restanque" (terraced area) and past a garage with two large arched doors. The second entrance provides access to a carport for three vehicles via the same terraced area alongside the house.
The farmhouse is L-shaped, with the main frontage facing south-west. The 1973 structure has a floor area of some 230m² and was built using traditional materials, primarily bare stone. The central section has an upper storey and the two wings open onto terraces via numerous French windows.
There is a vast swimming pool on a restanque down below. Lastly, some 300 olive trees and a number of other tall trees stand on the many other terraces below the house and in the upper part, right up to the edge of a coniferous forest that borders the property.
The farmhouseCompletely renovated in 2018, the house was equipped with aluminium frames and double-glazing replacing all the old windows and French windows, the kitchen was fully refurbished and a reversible air-conditioning system was installed to complement the electric radiators in the living room.
The ground floor
A solid wooden door with a wrought-iron grille opens onto the large entrance hall on the east side of the house. It features a cloakroom and lavatory and is the starting point for the staircase leading to the various rooms on the first floor. Like most of the rooms on this floor, it is floored with terracotta tiles.
Further to the west, the dining room and sitting room form an L-shaped ensemble of around 60m². A magnificent fireplace takes up an entire wall and generally provides sufficient heat for the surrounding rooms. The dining room has rectangular painted ceiling beams. The fully fitted and equipped kitchen, which received a complete overhaul during the recent renovation, is located in the south wing and combines black and white tones. It has an adjacent scullery and opens onto a covered terrace, the ideal place for al fresco meals on most days of the year.
Finally, a corridor leads from the sitting room to the western part of the ground floor, which contains two large bedrooms, each around twenty square metres in size. They share a lavatory, a vast bathroom of light, black-veined marble with tub and shower, and a separate shower room. Like the sitting room and dining room, all the bedrooms open onto the terrace through arched French windows. The hallway, with its many cupboards, has a solid hardwood floor, as does the bedroom at the western end.
The upstairs
The upper floor is accessed via a staircase with wooden nosing, laid with terracotta tiles and bordered by a solid masonry banister topped by a blue-painted handrail. The staircase leads to a landing with two bedrooms of around fifteen square metres each, lit by windows facing south-west and ...
