A townhouse and its enclosed garden, in a small charming city, nestled within the Anjou region.
Surrounded by private mansions, the house is located in the middle of a historical city, within the Maine-et-Loire department, part of the Pays de la Loire region. With all shops and services easily accessible on foot, the surrounding rolling countryside is mostly wooded and was once the hunting estate of René of Anjou, whose chateau today houses the city's museum. Angers and its high-speed rail train station are about 35 minutes away, as is the town of Saumur and the banks of the Loire River. In order to reach Tours and Le Mans, it takes about an hour.
The house's front façade gives onto a small square that is shaded by several old lime trees, while its back façade overlooks an enclosed garden. The three-storey house, facing east and west, shares a wall with another house on both sides and has a slate gable roof. Behind the house at a right angle, two lower wings, built out of lime-plastered rubble stone and topped with slate roofs, extend the house's living space. In addition, the house's cornices, quoins and window/door surrounds are all in tuffeau stone, while its double-glazed windows are all safeguarded with interior shutters.
The House
The ground floor
On one side, the entrance hall leads to a living room and dining room while, on the other, there is a an office followed by a quarter-turn wooden staircase that provides upstairs and cellar access, as well as a kitchen with an adjacent utility room located in one of the two wings. The living room is open onto the dining room, which communicates with a hallway and lavatory, while the entrance hall and utility room have direct access to a patio that runs along the house's entire back façade.
The first floor
A landing leads to three bedrooms, one of which communicates with a laundry room located in on of the two wings, as well as a bathroom with lavatory and a shower room with lavatory. The landing and one of the three bedrooms have terracotta-tile floors, while black marble fireplaces can be found in all of the bedrooms, two of which also include ample storage space.
The second floor
The attic space was partially converted into a bedroom with a wardrobe and a shower room with lavatory. The rest of the space on this level, with a floor area of approximately 20 m², is used for storage.The OutbuildingsThe two lateral wings contain two garden sheds with approximately 12 m² in total, one of which includes a lavatory. In addition to this space are two cellars, of approximately 25 m², one of which is used as the furnace room.The GardenA paved patio runs along the house's entire back façade and is separated from the rest of the outside space by a low stone wall. Accessible via three stone steps, the garden is planted with rosebushes, lavender as well as many trees and shrubs.
