A manor house, with its holiday cottages and outbuildings, farmland, wild boar and solar farms, on entirely enclosed grounds of 110 hectares, between Bordeaux and La Rochelle, in the region of Charentes.
Located in the southwest of France, within the sun-kissed former province of Saintonge and near the spa town of Jonzac and its "Les Antilles de Jonzac" water park, the property is in a region synonymous with Roman heritage and close to both the Gironde River and the ocean. The area, one of the sunniest in France, the climate of which is ideal for growing grapes, is carpeted with fields as well as many wooded parcels. From the property, access to the A10 motorway is 10 minutes away, making Paris reachable by car in 4.5 hours, while the high-speed rail station in Angoulême, one hour away, provides access to the capital in 1 hour and 50 minutes by train. In addition, by car the ocean is a mere 50 minutes away, Bordeaux is one hour away and La Rochelle is one hour and 15 minutes away.
Two long drives, one via the north and the other via the east, traverse the property over several hundred metres before arriving at a U-shaped group of buildings, which include a main dwelling and outbuildings. A farmhouse to the south and north create another U-shaped complex of buildings, behind which another edifice and a dovecote are located. In addition, to the west of the main dwelling, a garden extends all the way to the adjacent woods.
The Main Dwelling and its Adjacent Holiday CottageFacing east-west and made out of ashlar stone, this rectangular two-storey building is topped with a hipped roof to the south and a half-hipped roof on its northern side, which is then extended by a lower building with a gable roof.
The ground floor
To the left, a large entranceway opens onto the kitchen and utility room, while, on the right, there is a living room with a fireplace and a room used as an office. A graceful, curved elm staircase provides access to the upstairs floor, which is also accessible via a straight wooden staircase located in the back of the house. In addition, the adjacent, two-storey independent holiday cottage includes a kitchen, living room, bathroom and bedroom and has its own separate exterior entrance.
The upstairs
This floor has three bedrooms, a shower room, bathroom, as well as two independent studio flats of 29 m² and 30 m², respectively, each with its own kitchen area and shower room.The Outbuildings and Second Holiday CottageTo the south and adjacent to a swimming pool, a farmhouse has been converted into a holiday cottage, whereas, to the north, a barn of approximately 800 m² abuts other older buildings, similar in size and topped with terracotta barrel tile roofs. Behind, another building of approximately 500 m² is crowned with a gable roof, while, approximately 30 metres to the north of the main dwelling, a square dovecote in ashlar stone and topped with a pointed slate roof is used for storage.
With a floor area of 180 m², the second two-storey holiday cottage includes a reception space with a fireplace and still, a professional kitchen with a freezer and walk-in refrigerator and, on the upstairs level, a number of bedrooms.The GardenLocated to the west of the main dwelling and planted with fruit trees, the garden extends all the way to the neighbouring woods.
