TOTAL Price: around 1500€ for 110 qm in Berlin (3 rooms + 1 big livingroom).
We pay 837 as kalt and 576 for Betriebskosten and Heizkosten, so the WARM price is 1412. Internet + electricity come extra, so around 1500 in total.
It's a super nice place in a great neighborhood, currently used as a 3er WG with a big living room. This place is perfect for couples, families, or another WG.
I am looking to exchange it with a 1.5-2 rooms apartment as my WG days are over :)
I am looking for something not very expensive. This flat is around 7e/square meter, I'm looking for around the same price or a slightly bit higher.

The situation is complicated with the hausverwaltung so we would need to add you in the contract and then I would go, so that they don't try to increase the rent.

The apartment is located in Köpenickerstr 167, 10997. It is around 110 square meters.
There are three rooms (22qm, 20qm and 18 sqm, the last room also has a Hochbett and an extra storage space) and a big living room, a kitchen, a bathroom, and a cellar.
The flat has wooden floors, and high ceilings (4 meters).
It is on the Hochparterre (elevated ground floor, 2.5 meters from the ground), one room is at the back so it's very quiet, good for bedroom, while two rooms are facing Köpenickerstr which is not a very busy street, but again it's not extremely quiet either.
Double windows are installed.
A great plus for summer is that the flat remains cool even when it's 30+ degrees outside.
Also all the heating tubes of the building pass by our flat so it's always warm, even when heating is off, which is great for saving on heating.
The sound insulation is not great but our on top neighbor is super quiet, in general, sometimes though he plays the piano and you can hear it from one of the rooms, and it's a really great bonus! :)
The neighbors are very friendly, the neighborhood is colorful and lively (but not too lively!), the nearest bars are 5 minutes by walk and U1 is only 10 minutes away.
Spree is across the street and Mariannenplatz, a lovely green spot with Bethanien (an Art exhibition space) around the corner, Markthalle 9 - a great indoors market place with street food festivals & live concert venues at 5 minutes walk, supermarkets also close by.
The flat is fully furnished and some things could be sold or exchanged, such as the washing machine, dishwasher etc, we can talk about that.

I am looking for something that is in Kreuzberg, Kreuzkölln, Friedrichshein or near. The closer to my area the best , as i already live here for 8 years and would like to stay in the area.

Closing up, I'd like to say this is a very nice flat which gives you a nice energy and atmosphere. I live here since December of 2016 and I love everything about it, the flat itself, the neighborhood and the neighbors and I will leave with a heavy heart.
I just feel that my WG time has passed and this is why I want a change. This flat has a lot of space and would be great for a family.
